I spent $33,836 renovating this unit.Here's the breakdown:-Quartz Countertops: $3,500-Heat Pump System: $5,500-SS Appliances: $1,773-LVP 20 MIL Flooring: $4,406-White Shaker Cabinets: $4,000-Washer & Dyer: $400-Bathroom accessories, ceiling fans, black matte fixtures, toilets, light fixtures, faucets, etc. : $2,347-Paint, all new doors, plumbing fixtures, drywall work, garbage disposal, carpet, bathtub: $3,934-Labor: $7,976The previous owner did not do any updates to this unit for the last 25 years!

Also another good tactic is offering to let them use supplies like toilet paper, paper towels, and whatnot. 

Hey @Allan Pan, A lot of times my clients and myself included have a hard time setting realistic expectations, and/or accepting "ideal scenarios" don't exist.

Don't get discouraged when business is slow, and things don't pan out for the first few years.

I will suggests for you to take a look inside your HVAC, look for water leaks or issues with the condensation drain lines, look at the pan inside the unit, and the area around and inside the registers for humidity or mold growth.

i once heard on a podcast about this, that the guy even included 'how to know if your lightbulb blew out and how to replace it.' it's not common sense to many kids who lived at home up until then. this will reduce headaches for you. how to know if a toilet is clogged and how to unclog it, what to do when smoke detectors go off from cooking...

If you're able to share, what did you end up deciding on and how did it pan out?

I experiment with a lot of contractors and they definitely do not all pan out.

Real estate agent math is like toilet paper math. 27 mega rolls equals 732 regular rolls. 

I have it posted for $850.00 a month on Zillow, Apartments, Facebook, and Craigslist (when I say fully furnished, I mean everything including pots, pans, etc.).
