From my walkthrough, I knew right away the big ticket items we needed were a new roof, new plumbing, new upgraded electrical, new garage doors, and new AC unit; along with the standard refinish of the interior. 

Practicing Pharmacy can be rewarding in its own way but i need more freedom and i see this avenue as the ticket.

All of the big ticket items that could need repair are brand new.

If these mechanisms are not in place we seek out an amount from seller to be held post closing for repair or replacement of big ticket items.

Believe it or not, you missed a few:Number of petsNumber of homes with/without garagesNumber of 1 story homesNumber of renters with childrenNumber of renters with jobs in the governmentNumber of speeding tickets given out at the main intersectionsList of favorite colors and how many of each. 

If so, that just might be the ticket.

Rather I went by line item and estimated on the big ticket items (floors, framing, doors, walls, kitchen, bathroom, electrical, plumbing). 

These can be big ticket special assessments once the HOA decides to deal with them.

Have a mason inspect the brick exterior, failing lintels or joints that need pointed could be bigger ticket items plus can allow water pentration if you are not aware of them.
