While the only access into the property is from the front, the front already contains what looks to be a reception/lobby/common area.

And TAR has a PAC called TREPAC, whose sole purpose is to lobby Austin for the benefit of Texas realtors.

There is also a plan for mall/theater on the other side of 99.  

How many other cities in the world right now are in practically every other movie hitting the theaters?  

The hurricane damage exposed some part of the building that wasn't up to code (the steal beams) and they had to rebuild that plus other parts of the condo that got destroyed like the lobby and gym etc. and everyone got hit with that huge assessment.

In other words, does it include shared/public areas such as lobbies, stairwells, storage etc.

Does anyone own and or manage such a property. specifically for music and/or theater?

The reason being is that you can't help anyone if you go out of business, a possible outcome of far below market rent or altering your proven tenant selection criteria.There are many major problems across the board in society: homelessness, drugs, mental illness, poverty, veterans issues etc that all need major policy work, so perhaps get involved or give to non-profits or lobby for government action. 

People typically want to stay in a nicer or as nice of a place as their own home if they're going to use a vacation rental, and on top of that what is really a big drive is if a home has unique amenities that their home doesn't have, like a pool table, or a hot-tub or a pool, or maybe a theater room.

A very large part is why real estate is a regulated industry is the self interest of the Realtor lobby.
