I think its rare you can take a model you're doing in this are or product and just move it somewhere else or on to some other product.To me, If you have a niche that works and you're good at it and the numbers are strong,  I believe you should put everything you have into that business model and grow it and grow it fast while the getting is good.

I'd hop on Airbnb as a guest, search the area the potential property is in, and find some properties that are somewhat comps (similar location, amenities, size, etc.) and connect with the host hosting the property.

As far as benefit to the seller goes, @Matthew Paul I think you are probably right on the money and regardless of whether they would have preferred to stay in this house rather than move, it is likely providing them some excellent cash flow; and I'd be hard-pressed to come up with a deal that serves both parties better than the current situation.
