First, when calling banks target the smallest most community based banks you can first.

They weren't targeted so they were dead.

If you are looking at buying small businesses I would target the ones that baby boomers own, many of them are retiring and looking to sell their business as a retirement plan.

fix and flips are the vast majority of the targets for private lenders.

I have identified properties in a particular area I want to target and want to reach out to the property owner to see if they would sell.

An investor should actually work backwards from their Target ROI, to  determine what to offer on a rental property:Determine reasonable market rent, NOT the highest!

My neighbor did this during one those programs (had a 2 family, made into a legal 3 family by converting the basement) but, among other things, he had to install a fire suppression system in the basement, expand windows for egress/ingress purposes, and do a whole bunch of other things.

I am targeting duplexes on the same street.
