And I would get these folks calling me all saying they were cousins of the shah or some shirt tail relative  which was code for they had a lot of cash.so I started showing one around in particular bought him lunch a few times and he always ordered the most expensive whatever ..

It will typically last long enough that it goes out of style before it needs replacing from excess damage.

But it really gets serious with how you handle showings, your application, how you conduct tenant screening, credit / background checks and your communication style throughout all of this.

Anyhow, I'm curious if you have found certain materials or styles that tend to resonate better with buyers in specific markets, like more modern finishes versus traditional ones. 

If styles change in a few years, it'll be cheaper to replace than a single refinishing of the wood floors that's typically done every 7-10 years.
