Talking to these tenants will just open the sympathy can and cost you thousands.It is also harder to get good new tenants to move in next to non-paying deadbeats.I'd ask for a large concession (talk to an attorney about how much it will cost and how long it will take to empty the building),  Or ask for the building vacant.
