I'd highly recommend checking out a first position HELOC, If qualification is there, it will blow a 30 year and 15 year both out of the water in terms of interest saved, cashflow and flexibility.The one my wife and I have set up on our property is tied to a zero-balance-sweep checking account that sweeps all activity directly towards our remaining balance.

Everything...Mortgage, taxes, insurance, sewer, HOA fees, property management fees, commissions to obtain a new tenant, legal fees, accouting fees, any other utilities you pay yourself.Also, repairs, chimney sweep, dryer vent cleaning, basically anything to maintain the property.You can also keep track of mileage to dry to the property if needed, paper you use in your office, etc.

I would give them notice now, and with the notice let them know that if they clean up the pile of garbage outside and remove everything from the inside of the unit and sweep it clean, you will return their entire security deposit.You want them to have an incentive to not destroy your house.Have you seen the inside of the unit?

They were placed on the site in 1974 and survived a huge hurricane with $1500 worth of damage to the entire property and made it all the way to last year when we picked up the community.The initial idea was to sweep the community to a blank slate and put up quadruplexes.Throughout the planning stages of that idea, we had people in and out of the property.
