In previous posts people have used both financial analysis/projections, and point to point critique to try to explain this, but it hasn’t resonated with the true believers.

@Roger VerasteguiEnvironmentally friendly and affordable usually dont go hand in hand, as the more sustainable products are typically more expensive. One product that is starting to gain more traction in the US (like many of these products, it has been used in Europe for the last 30+ years with great success) is CLT, or cross-laminated timber construction.

Anyway given the huge amount of supply coming up in the area, you can’t afford a bad location or « bad » property if you want to get rented on a sustainable basis in my humble opinion.I would only get something like that if I wanted to use the property for myself only and want to be on the middle of nowhere.Hope this helps and sorry if I involuntarily poop the party but, at the risk of repeating myself from previous posts you can’t expect to buy by anything in Tulum and make or not lose money.

Your perspective on the buy and hold rental property strategy as a long-term play resonates with me, and I appreciate your reminder not to get discouraged.I'll definitely keep your offer in mind as I continue to explore potential rental investments in the DFW area.

I have a handful of my employees tried to make false injury claims, but they could never win, since my safety program has an embedded clause that they had not sustained injury during last weeks work, and when it is time for me to do a closeout on the project, they had to sign that the job was done and completed thereby no more work is left for them, this prevents them from collecting unemployment and making false injury claims.Anyway, I won't tell you what you must do to constitute right path, but I will give a scenario where it could go south, what you do with the thought is up to you.

Of course. The thing with having a real estate portfolio that sustains you long term requires knowing the risks, structuring things for more surety, and knowing how much work will continue to be involved.Personally, I think out of state investing is very risky, so I like to invest close to home.
