If you do it right, you can be very successful. 

Success requires substantial local resources and expertise.

My biggest question when I was researching all the programs was "If these people are so successful at what they do, why are they charging so much for all of this and always trying to upsell?"

You can look at successful STR's in your area and make a list based on photos.  

We've successfully used Mid South Home Rentals (division of Enterprise Realty, Arlington,Tn.) for 11 years now to manage our 24 doors of SFRs, duplexes, & 10 unit apartment..   

Paul has started at least 3 separate threads in the past few days announcing to the world the success he's having with section 8 rentals and repeatedly reminds us he doesn't have a clue how to calculate the true operational costs associated with these properties. 

I have rented out this home short term before and have been successful but I don't have any experience with 12 month leases.  

For example, use $20k from one card and $5k from another so you don't have to do multiple wires for one transaction.
