Hello, I’m a relatively new investor, I recently bought a duplex last February 2024, I live in one unit and rent the other.

although we bought about 6 years ago or so for 270 put 100k into it so you can do the math  no debt .. hoa 400  we pay utls. 200 or so.. so 600 a month out of the 3500.. tax's about 1500 a year ( got to love Vegas taxs ) value today right at 600k.. so lets say we net about 33k a year on 370k cash .. so not bad little under 10% COC with an outstanding tenant one of the best I have ever had.PS given tenant quality we manage ourselves.. 

It was really just a trip for fun, I bought it sight unseen, and have managed it from afar to this point with no concern at all.

A $3m purchase price home was certainly not bought by a plumber, right. 

I bought my first rental in here and it has been cash flowing well so far! 

My business is built around doing deals for out of state investors and my mind is BLOWN by how many flat out refuse to come visit, meet our staff or walk the property that they bought and we are rehabbing for them.

In the meantime, just focus on filing the vacany of the first property you bought and get familiar with what it's like to own a rental property first.  

You LP lost everything.Other ways, poor property management team isn't managing property well, and syndicator bought in tertiary market with only one or two managers available and no way to self manage.
