One thing to consider though, that most people don't realize, when you higher and pay for an architect/engineer to do drawings you get to count that money spend as improvements to the building when it comes time to get your commercial loan.

Investment income can probably count as well but I'm guessing they would look at your last couple years taxes to see how much income it generates.

That could vary somewhat in either direction based on guest count. $3K per bedroom, $1700 for kitchen/dining utensils, $300 per bathroom, and another $1000 for miscellaneous (smart lock, modem/router, cameras, board games etc).
