Annual numbers are:Built in 1984 - Seems to be a B class complexPotential rental income $900K-$1M gross6% vacancy ($60K), $20K addition income from vending/laundry - no other amenities, $65K taxes, 5% ($50K) Capex, $28K Insurance, $16K contract services, $90K payroll/staffing, $150K repairs/maint, $6k utilities (tenants pay their own), $10K accounting/legal, $5k advertising/marketing, $100K (10%) PM (is that redundant with staffing?)

Sophisticated CRM and follow up systems.3. 2 to 3 or more closers ( real people that the second the lead came in they were pounding on the door) now you will have others on BP who qualify folks on the phone and only work the with most motivated.. and I suppose that works were you have little competition or your competition for inventory is not keen.. these folks were in bigger MSAs.4.

Make sure you have an experienced inspector who also will give you an indication of life span for major systems.I'd create a sophisticated spreadsheet with as many costs broken out as possible.

Real life example: $18,435 debt service (includes mortgage, taxes, ins) and $32,355 net operating income would leave a DCR of 1.75 Cap Rate is Net Operating Income divided by Purchase PriceCap Rate can be great for looking at larger multifamily buildings with sophisticated buyers/brokers.
