I have an applicant who says she lived in the Dominican Republic prior to the 2 years she's been at her current address.

We have a software called EZCare which our cleaners will take post clean pics and it generates a report. 

My take on this discussion is this:Anyone can take whatever time and effort they want to argue that it doesn't / can't work (it does / can), or you can just do it and enjoy the benefits.It's not applicable to every situation - stop trying to force this square peg into a round hole.There's no "secrets", no "magic" to it.It's meant for situations where the way it works can help someone achieve their financial goals. 

I currently use rentredi and am disappointed in it, I want to switch to STRESSA but find they collect rents into their bank account.Has anyone used RENTREDI accounting software, they want $100.00 per month which i find exesssive.

Keep in mind magistrates deal with MANY MANY cases involving small issues so their rulings OFTEN may not follow the correct technical application of the law.

Another thing to consider is are you basing the 3x rent on her initial application?

I have actually been thinkin about cutting losses honestly, I am not sure this is the best investment I could have made as my first but worried about how much of a loss I would have to take.It is meant for S8 for sure, I would have a stringent application process, and give the neighborhood a C from my research.I invested there because it was the first deal that basically fell on my lap where the mentor works with agents that Seller Finance deals, it was only $3k down and had thought the proximity to St.Louis would be attractive to tenants also.I effed up on waiting to post for rent until after all repairs and the COO for sure.
