Social media has really messed it up for my generation.

It's so hard to tell if anything is real anymore that is posted on FB and social media, with so many RE "gurus" looking to make a buck. 

If there is no other way to evict the tenants and instead I offered to renovate the garden level into a two bedroom apartment would they have to accept that offer? 

@Lauren Cartmell 95%+ of agents only know how to do owner-occupied transcations:(So, be careful.Adding to the advice already shared, an experienced investor agent will know that there will be no showings without an accepted offer - to avoid pissing off your tenants with constant showings.

About 1/3 of their leases had to be terminated or evicted.I finally got tired of it and stopped accepting Section 8 about six years ago.

I did excessive due diligence on the company (combing through hours of BP reviews, BP forums, RTR webinars, reddit, podcasts, social media posts, connecting with other investors, etc).

But only about 2/3 accept the extensions. 

Previously we accepted clients who were not a fit.

The challenge is knowing if the listing agent actually tells your offer to the seller or not.For example, if a distressed property is $650k and you want to offer $620k, the listing agent says the lowest the seller may accept is $645k, but is that actually true or made up because the listing agent wants their commission?

Is there anyone they partner with here to put on US MLS, eBay, FB, all the social media sites, craigslist, land watch, land.com, etc.Who is your target buyer?
