Kowal: One question I always have of anyone selling a wealth building strategy, whether it's a surefire way to trade options, or someone peddling the best algorithim for trading stocks and bonds: if you are so smart, why do you need to work at selling the product?

This does not read as though its a smart investment on the surface, and secondly, there isnt a lender I know of that will lend on renovations that exceed the purchase price, especially a renovation that is 2.3 times the purchase price.

buying 1-2 rentals that break even/have a little cash flow would be my choice given that I'm able to save 100k a year and potentially have cash flow from my rentals, means I'd still be able to pay my mortgage on the primary and the rentals.
