@Kevin Zmick the rental market in Chicago can be very, very seasonal.

We have not disabled ours or converted to gas, but Tenant must sign a Fireplace Addendum stating if they use it, we require a higher renter's liability policy with us as additional insured, rules on wood, storage, use, safety, they pay for yearly professional cleaning each year they are there, etc.  

If you get enough experience doing exactly what you did with your first property there are lenders that would no require your purchase to "season".

It is very seasonal but does very well in Summer and there are a lot of STR friendly towns.I have considered it however my current goal focuses more on a multi season rental and I am also more familiar with the non beach towns.

The wholesaler created new terms with the tenants and the wholesaler plans to hold it so that the new loan gets seasoned, before selling the note.I opted not to get involved and have started my knowledge building into private lending.

Yes, I also welcomed the extra revenue as a way to even out the seasonal income fluctuations of my other ventures. 

Number 1 reason for non-rental is $ price of rent, second is the season, I say the season is Thanksgiving to Super Bowl.
