These items will vary from DSCR Lender to DSCR Lender and can also be determined by things like your credit score, property type and its DSCR ratio, etc.  3% origination cost is very high for DSCR as well unless you are essentially "buying down" the interest rate quite a bit (trading fees for a much lower rate over the life of the loan)I have also been told by multiple people that I should create an LLC or Trust.

Also, your DTI can sometimes be more flexible depending on your credit score or reserves, so it’s worth asking the lender about that.If your DTI is still too high, try looking at ways to lower your monthly payments or increase your rental income.

@Chris,Interesting points but I don't look for FHA or Fannie/Freddie loans as my income varies quite a bit and I deal mainly in commercial properties so I'm usually getting a commercial loan that originates from a bank or credit union.
