Just recently I had my title company call me and say a contractor contacted the home owners about a nearly 10k balance owed. 

If you look at 3.5% loan vs conventional 20% loan on let's say a $200K 4 unit that generates rents of $650 a unit (minus the unit you're living in) that's $1,950 a month in rents. 3.5% means $7K down payment vs 20% 40K.

@Tom Gimer  just like buying with Auction . com once you have an accepted offer you CANNOT change vestings even though I have bought ( well lets say a bunch of them off of this site) I have to follow the rules and I don't like it because I like to change entities occasionally as funds clear up in one LLC...

Second, say a motivated seller calls me up after a mailing campaign and we agree on a selling price. 

I would say as the owner of the property you are responsible for the security deposits irregardless if you actually receive them as part of the sale.

I am certainly no expert, but would say a recession should cause unemployment to rise, not that the low unemployment somehow influences the recession to kick off.

Don't take what they say as 100% truth, but combined with other sources, this will improve the accuracy of your estimates.

The lender's paperwork will say as much.
