If you want to take the full safeguarded approach, you should also consider placing these friends as a Loss Payee on your property hazard insurance policy (your agent can assist you and knows what this looks like) and you could order a Lender's Title Policy with the title company to protect their interest in a 2nd lien behind your other loan, assuming you got a hard money or conventional loan to purchase the property.
