New listings of single-family rentals rose 5.2 percent, adding to a robust supply of units.

They were intended to be BRRRR but when the rates rose I realized that I would keep the purchase financing.  

The national median single-family existing-home price rose 3.5% from a year ago to $391,700.

The Realtor.com data for January 2024 showed that the active inventory of homes for sale rose 8% year-over-year to 665,000.

Especially with most units requiring 3 different paints/colors: walls, ceiling and base/trim/doors.

I didn't do a great job of explaining the situation in my original post but added some color in a follow up post. 

The Fair Housing Act is what applies to privately owned property (with the exceptions Bruce listed above) and it forbids discrimination against prospective tenants because of their disability as well as race, religion, sex (including gender identity and sexual orientation), skin color, familial status, and national origin.

Inventory rose very slightly to 3.2 months in January.

gunstock is the all time tip,selling color, so somewhere there...but a little gray and a little distressed should be fine and would look great.
