It will help people realize tou aren't a robot. 

If a seller had an excellent property that was cash flowing like a monster with no issues then they would not need to owner finance.

The next monster of a barrier is you are not going to find a seller who let's you lock up their loan when you don't have any money to buy said loan.  

While all these questions need to be asked, I also try to not be a robot about the process since I want to get to know the person a little better during the discussion.
