A tenant operating halfway housing is looking to terminate the lease and vacate the premise 9 months earlier than the expiration of the lease due to problems with their business.However, the unit has extreme damages, and the tenant has stated that they will not pay anything other than the forfeiture of the security deposit, which does not cover the necessary repairs.As a rookie 'mom and pop' landlord in California, who now has to forgo 9 months of income, what is the best way to retrieve any monetary consideration for repairs??

If they are unable to do it in 30 days, they have a couple options:Continue paying the rent/utilities until they can empty the rentalPay me to move the items to storage and pay me for moving/storage costs before retrieving the itemsDo nothing and I will consider it abandoned and handle it according to the lawIt's very common (in my experience) for family/friends to come pick up some of the items but they leave quite a bit behind and don't do any cleaning.

But I've learned.I get an email literally a week later where the 1 tenant (there were 3 of them on the lease, originally) is saying that I have no right to withold their security deposit and she's going to take us to court and retrieve double the deposit plus attorneys costs if I don't return it.
