Rehabbers always want the place on the cheap:)  My best REO resells came from retired folks or young folks that had trouble getting a traditional mortgage.

A contractor who wants to live in the property can fix it up for a fraction of the cost plus they aren't looking to resell for an immediate profit so they don't need the price to be nearly as low.While a flipper might demand that the property be 70% below ARV minus repairs, and holding costs, and resale costs, and your assignment fee (in other words your max offer to the seller would probably have to be less than 50% of the ARV).

., avoiding those trying to tie it up to resell or not really qualified, clarify costs involved or strange terms in offer, etc.); guidance through inspections (as many sellers get emotional and lose sale during this process), coordinate required repairs, resale packages, comps for appraiser to help avoid appraisal issues,  pest and moisture reports, walk-through, etc.   

Nobody can argue the legality closing on the house yourself and reselling, but that take a lot of benefits of wholesaling right off the top.

My question is how do I get it under contract so I can resell it.

Any recommendations for specialty hardwood resellers or folks carrying discountinued hardwood products at a bargain? 

Our approach is to send a ton of unsolicited offers to owners of urban land for the express purpose of reselling the property immediately to developers.

Further, tracking down npn in bulk, analyzing thousands, buying packages, reselling some, working on getting the remaining reperforming and foreclosing and then disposing of the rest is far different than analyzing two or three performing notes offered by a note broker and purchasing one or two and collecting monthly payments until they are paid off. 

Also many agents who are in properties every single day of their lives, can also offer home design tips of what works in today's market, and what renovations will offer you the most return on your investment when it comes to resell.
