What I did was after my sale was under contract and I was down to a couple weeks from closing I started shopping seriously and had my replacement under contract a couple days before my sale closed.

The chimney contractor replaced the cap, but requires the branches be trimmed before he can perform repairs on the chimney because it is still leaking into the fire place after the cap was replaced. 

Purchased it for $65,000.00 and replaced the plumbing, floors, cabinets, and painted for 18k.

Remain responsible for rent, utilities, and other terms until a replacement tenant takes over.#2 can be a bad option in the middle of winter when renters are harder to find.

Considering the high deductible on House B, I am only filing a claim for House A, and coming out of pocket for the cost of repairing or replacing the roof for House B. 

They already replaced the head of the EPA (sorry earth) and now have there eyes on Jerome Powell.

These people do not know how to replace light bulbs, unclog a toilet, or find their a$$ w/both hands.   

I will need to remove the carpet and replace it with something durable and cost effective. 

Capex is usually lower, around 2-5%, since major replacements like roofs or HVAC systems are far off.

We're currently looking for ways to streamline supplies for cleaners (toiletries, towels, item replacements) and handle small handyman issues.
