Usually, by the second month, you are figuring out how to evict.Sometimes we have a specific unit that has been on the market a long time. 

No one ever figured it out .

Did you figure in the additional cost of no rent for one of the tenants and how long it will take to evict them?

Take your time, be wise, and time will reward you. agree 100%. you have people here on BP who have been in real estate for 20+ years and always talk about the risk and how hard it is - and then you have people who will tell you that after a weekend of a month you can make six figures in real estate. 

I will be living in the guest house, while renting out the main.Both units are without washer and dryer units, my question is, do I supply them in the main house; or let potential tenants figure that one out?

There are many REI strategies, figure out the one that matches your funds, personal involvement, etc. 

A good place to start figuring out profit/cash flow is to search the forums for the 4 Square Analysis. 

I've purchased Joe McCall's coaching and used his Lease Option Strategies and made multiple 5 figures through his teachings alone.sorry you had a bad experience @Ryan Phu, but my guess is that it would've been much better if you got a deal from it correct?
