The answer is that if the lender that's doing the hard money loan is only funding the purchase and not the rehab, they then have less oversight of the project since they're not doing the draws, and thus not seeing the progress of the project and having control of the funds or draws from the rehab to make sure the project is progressing.

And just wait for the answer, and what ever they say you might reply with your value proposition like, “mr and mrs seller, as a new agent I will only be working for you, you will be my one and only client and I will dedicate my every waking moment to sell your home, wouldn’t you want this much dedication to you and your home?”

This is a fairly basic question that any seller should be willing to answer even before you sign a sales contract.

Bob,I join you in looking forward to an experienced Poster's answer since I'm getting more calls for DSCR loans. 

They've especially been inconsistent in their communications and sometimes respond to messages only after I press them for an answer (sometimes they are responsive).

I am happy to pay a competent firm to keep me from violating the terms of my plan and answer questions, but somehow I fear that no one will want my account because the banking part is outsourced to Titan Bank (which is not paying interest, so I should probably switch from them too) and perhaps there are no custodial fees to be had the way this plan was set up. 

but if you say "can you walk 10 properties for me"... the answer is going to be no.
