We told her that we don’t typically put refrigerators in our rentals (we didn’t want her to know that we were newbies at this), but that we would be willing to purchase a refrigerator for the home and she can pay us back for it (payments spread out over the 12 month lease added to her rent) and it will be hers when she moves out.  

As an example, carpet and refrigerators might depreciate over 5 years, and appliances and furniture might depreciate over 7 years.

The refrigerator quit in the kitchen so he just unplugged it with the food in it and it was there 6 months later the day we got a phone call that he had died (in the unit - after we bought it where we were renting it back to him).
