In your case and my case in the example sited the insurance rose higher than could reasonably be forecast.  

Aside from the risk of taking on the property with tenants, you may also have to purchase site unseen which makes it tough to calculate repair costs. 

This site is an absolute gold mine for those just getting started like yourself.

This sewer line runs under 2 of the other subdivided lots that were intended to have houses on them about 400' away and ties into a city main 1 block away from the houseOct 2008 - I purchase the home and everything is great, assuming all is per plan.2010 - Developer sells one of the lots that my sewer runs under to the water district for a future clean water well site. 

I see free dirt from other construction sites filling up and now a great lot location.  

A lot of that is referral based or people find my site online, organically. 

Thanks Don, that is both enlightening, and created new questions as I have 2 potential deals that could be classified as commercial, both are airbnb portfolios, with one being 3 singe family units, and the other being a single site with multiple units (11 units,themed resort style).

I feel in real estate if one is truly involved in it these are two of the most important sites utilized.

We had a few hiccups with the timing of contractors on site and it lead to a 4 to 6 week delay.
