When you ask to see an addendum the agent should get back to you promptly. 

I am involved and the tenant should like that I will promptly be on top of any issues.

Not knowing the cash down and the LTV prompted me to mention the LLC as more often a seller will allow a partner feeling they still have some control in the deal allowing the partner to "earn" their way in.But, if there is a chance of doing a higher LTV or with cash down, the note and deed of trust is the way to go.

I imagine quickly answering a series of prompts (address, offer price, financing, closing date, earnest money, etc etc) then having that information automatically put into the contract including all initials, dates, signatures.

The party that has to defend the cause of action is likely in an inferior position if there is a disagreement that would prompt a suit.

After closing, I always promptly deliver (by hand or drop in the mail so it gets there next day) all of the new information.
