Not knowing the cash down and the LTV prompted me to mention the LLC as more often a seller will allow a partner feeling they still have some control in the deal allowing the partner to "earn" their way in.But, if there is a chance of doing a higher LTV or with cash down, the note and deed of trust is the way to go.

I imagine quickly answering a series of prompts (address, offer price, financing, closing date, earnest money, etc etc) then having that information automatically put into the contract including all initials, dates, signatures.

To give you a bit more background, I graduated from A&M with a business degree, then promptly headed off to South Korea to teach English for a few years before starting my own business here (unsuccessfully), then moved on to the import/export consumer goods industry heading up the Korean market for a major New Zealand honey company.
