How about the simple obvious that the inputs to deliver the service/product have a base-line and market prices have, OBVIOUSLY, been at about as lean of operating profit margins as can be. 

But sometimes there's a problem with the appraisal, or a problem with title, or the lender is swamped and their UW process is slow. 

Also can you list some banks that allow the soft pulls when applying for business products.

Once you decide which type of exchange you want to do, you could then narrow down your product / company. 

I also have a lender that has a loan product that will allow you to put $0 down on a home with an ADU that would add another rentable space to get income from.

In addition being able to do your own searchs and one thing out west here that was very productive for us/me was just going through the big Plat maps ( the actual mylar / paper ones in the day) We could find shadow plats.

This can help you greatly with the additional depreciation.Ultimately, med to large MF and small 2-4s are totally different products. 

I did this in the MS market and while the advantages you pointed out were true.. markets that have slow appreciation and or areas where builders can keep building for low dollar amounts like the mid west.
