So I'm sure it is just the people with nice houses that had there time wasted complaining and im sure there is plenty of them to get the local governments active in the matter...And ohh yea on Arizona im sure there's no problems there because margins are okay but not the best while the values are generally lower so the difference in 10% of a 70k deal and 10% of a 270k deal leaves a big incentive to cut corners on lawyer and closing costs...I remember when Tucson just started heating up again a few years ago I saw a 3bedroom on zillow only a few pictures asking I think 45k might have been 35k and it was central closer to the UofA area and prestigious Sam Hughs area...

However, just for simplicity sake let's look at what some of the "rules" for guesstimating expenses would tell us about this property: 50% rule: operating costs= half of your income=$662.50 instead of $592 and your $39/month cashflow becomes $31.50 out of pocket every month for the prestigious honor of being a landlord. 1% Rule: maintenance=1% of the property value/year.

You went to a prestigious university, were in the military, and had a 401k that had enough money in it to cash it out by 26- you are an outlier.

Scrub the tile until it sparkles.

I'm in a similar boat except I've been working as an engineer about 10 years and went to much less prestigious school haha.

Upon graduating I had numerous offers from several prestigious design firms throughout Boston and greater New England.

New paint, new appliances and new lighting made this property sparkle and it quickly became the nicest rental on the market.

But they can also google I went to a prestigious university and my income (job offer letter) was at least 5x the rent.

As a side note- if you are Familiar with Wake Forest Uni. it is one of the premier schools in the states, and one of the more prestigious schools in the country.
