Landlords, have you ever had tenants want to break a lease due to pest infestation that was pre-existing?

We are making the tenant responsible for any fines and fixing the issue that was pre-existing (the AC unit).

Regardless, as far as getting started, if I were to target pre-existing parks, would my only option be to do owner-financing?

The upside of this is that you can mine allllll the pre-existing threads for tips from others who have been there, done that.From your previous comments about not wanting to rehab a property you can't directly oversee, I assume you are considering the turnkey route as a possible option. 

I've been going on realtor.com, CL, and looking at prices and rents for comparable props but there has to be a more efficient way or a pre-existing resource that has this data combined, preferably on a map.

@Melissa Gittens I think we need more information before we give you advice: What's the condition of the pre-existing unit?

My recommendation is to talk with any bank(s) you have pre-existing relationships with about loans through your LLC for real estate. 

Verbal discussion among pre-existing acquaintances is allowed but once you start sending out PPMs (Private Placement Memorandums) you may be breaking the law.

The company can deny any claim you make based on the assertion that it was a pre-existing problem.
