I’m losing hope of this settling out pre-litigation.

Pre-approval for loans is essential, as is learning landlord-tenant laws to manage effectively.

Newer investors will not understand that if they don't hit a few base hits and get the ball rolling. 

We were interested in rolling money from a sale of a triplex into a larger property.

All this can render a pre nup irrelevant in community property states.  

They said that per California Revenue and Taxation code, they're asking me to provide them info such as the purchase agreement, rent rolls, etc. to assist them in doing the reappraisal of my property.  

If your landlord wants more rooms painted, I would tell him to hire a contractor and I pay 3200.You can roll two rooms in an afternoon and in the end it's only $100 and at least you have someone who seems somewhat flexible.

That's a Pre-Qualification. 

The assignment fees then enabled me to roll into other strategies, buy and hold, fix and flip.
