Start by formalizing a lease agreement, evaluating potential renovations to maximize rental income, and deciding on a rental strategy (short-term or long-term).

I am assuming that even if you strucutred it with a higher purchase price (85% of value) and pre-paid rent it would potentially still be frowned upon.

The strategy I'm following for my first house hack is to acquire a multifamily property (duplex, triplex, quadplex) or SFH w/ an ADU (or potential for an ADU) as I am mainly looking to simultaneously acquire my first property and subsidize my mortgage payment.

I highly doubt Paces team does anything more than sell you his system.. no way they are vetting potential borrowers of small EM deposits  :)  many beginning wholesalers do wholesaling because they have no money or credit or credit is tarnished etc.. this is ultra high risk en devour to be loaning money like this to people you are meeting on line..

The sellers had put so much pots, plants, planters and shrubs out that I thought there were too many plants/planters that would require a new owner to upkeep.After a few potential buyer tours/showings, the owner heard all the comments (via the security cameras) about how there was a "lot going on with the plants and stuff out front".

So whether it books on the hotel site or Airbnb, AirDNA will see it booked either way.The only potential discrepancy is if they're listing it for a very different rate on the hotel site than on the Airbnb site.
