And if your clientele are college students think "Animal House" and perhaps you should rent the movie.

They are common in movie theaters, motels, etc.

If you have not set up a monthly budget for personal things like bills, clothing, food, gas, play money to use on dining out and movies etc.

I will seriously consider some of your (and Bohemiana's) suggestions for AFTER closing.Why throw paint on your date's fur coat BEFORE the dinner and movie (even if your first impression does not look promising)?

Seriously though, keep it, fix it right, comp the tenants a dinner and a movie or something to thank them for their patience, then kick back and count the dollars coming in. 

All my living rooms have a theme like Hunting, Bodybuilding, Guy Action Movies, Labrador Retrievers, Sports Memorabilia. 

I think at this point people are reduced to - I feel like Huston will have higher job growth with less supply or I think the movie industry is moving to Atlanta.
