I am thinking about areas I might be comfortable venturing into and would really appreciate some feedback on my location choices, financing options, and how to get started.Location I have friends or family in the following areas and have found the following properties.OR - $140k Four-plex that that earns $2240/mo, really needs polishing in a metro area of 80k with %1 vacancy.

@Scott Graham our goals this year are tamed down a little from last year in order for us to regroup and polish up our systems.The majority our the properties we are looking to acquire now are SFRs that we are selling on 5-year lease options.

The first one left the place imaculate (100% security depost refund) and this last one had leaks occuring for months that she never reported, and actually moved the moisture alarms without thinking to give us a call and notify us, as well as kids with permenant markers, nail polish left on the countertops, sheetrock damage, carpet trashed, oven gross, you get the picture.
