Nobody cares about your businesses (Law and REI) like you do.Think of it like our school system of 12-grades.

If it's a very average looking listing that is not in an A-grade location, and their calendar is well booked relative to other comps without that amenity, then you could reasonably assume that the amenity is making a difference. 

They've either borrower up the ying-yang to get through med school, or demonstrated their commitment via great grades and got assistance for their tuition.

The grade of the property will also impact what type of tenant you attract--an A grade house will attract completely different tenants than a C grade.

No one else has apparently noticed, but that's high-grade narrow-strip hickory.

Professionals look for commercial grade whenever possible.
