The Charlotte rental market is experiencing significant shifts, and it’s raising some important questions for both investors and property owners.

Just decided to get back into retail real estate too so, back helping fellow investors and Home Owners acquire property along with my own projects this should be fun lol.

Would she need to be an owner occupant in the eyes of the lender.

So my fear is, I would get someone all geared up to purchase a home and then the owner on the Deed would give me a hard time.

Me the owner or my realtor? 

Larger owners tend to analyze market rents monthly or even weekly and manage rents (or incentives) the best way they can.As long as the owner is engaged, the chance of adjusting rents is higher.

Put aside if the owner of the home is a family member.

My favorite way to find a mentor was to look on Zillow for houses for rent in your area and then click on the ones that are 'for rent by owner' then call them and introduce yourself as an investor in the area who is looking to meet new investors. 

Unfortunately, the previous owners used the same lease for this garage space as they used for the residential units.
