You can find the most recent sales price for the property on the local tax records website or by doing a quick search on Zillow.

Search the BP for ADU appraisals to encounter numerous examples.

@Drew SygitI brought up that question in a post several months addressing the agents of a certain Midwest market (hint: it begins with an "O" and I don't want to stir up their keyword search lol).

I would search for a property that has a low interest rate Fha or VA loan.

I placed them within dated folders so people don't have to search for what date the appraisals where done.

It's very simple, here is the header for one sheet:# Of RentalsAddressDate BoughtYear Roof was put onCost of PropertyValue of Property 2017Value of Property 2021TaxInsuranceMortgageMaint/HOAAC FiltersRent Per MonthThen I have another sheet to keep track of any expenses for the year:# Of RentalsAddressCityJanFebMarAprMayEverything is very organized on these two sheets for the CPA every January.

Brokers either get leads through a network of brokers in other disciplines or organic contacts.

You can google or search on BP for definitions of cash on cash, cap rate, etc.
