Need to move in immediately is a red flag to understand.Responsible tenants usually plan their moves and thus need to give notice to their old landlord and also are proactive in lining up a new property substantially before the move day arrives.

I notice you skip right over who does the clean up, Jim, and who has to approve building in areas that aren’t defensible.I also see that now you admit that your fairy-dust belief that people “will” work with insurance companies to clean up is not necessarily true.

If this is how a cash out refinance works, it feels like the strategy is to either have more to rent out within the property (multi-family), wait for average rents in market to increase, rehab the property more and increase rent more, pay off the property/ more of the mortgage and refinance again without a cash out to decrease the mortgage (I don't even know if I can refinance a property twice)?

I would think that a notice with the addresses and legals of the two properties, including index numbers and such, attaching a certified copy of the name change order to each notice, should be sufficient if recorded against each property. 

@Tori Roy A couple red flags I noticed with this company that you posted. 

I have noticed it is hard to find cash flowing properties and prices and expectations do not always align.

exactly I fund wholesalers in SC all the time.. its a boon to my business  :)  these laws are sweeping the nation.. its consumer protection U just have to many deals go wonky and complaints are filed so regulators are finally taking notice to this acitivty..

How do you evaluate the increase (or decrease) in price of the land in question down the road?
