So if you go that route, I'd suggest making sure you find a top-notch PM! 

you need to be experienced in many things to provide top notch service. repairs, rent collection,construction,remodeling,eviction law, and much much more.

When I read posts like that it just tells me that I need to turn my hustle up another notch.  

It included a review of our rental agreement, preparing and filing legal documents with the court, serving legal papers to the the tenant, representing us in court in front of the judge, and securing the services of the county sheriff to enforce the court order.So far, our real estate purchases have not required the services of a Real Estate Attorney because we work with a top notch Escrow Agent, a great Realtor, and a good Loan Officer.

Customer service is top notch, and if you need help with the set up, you'll get a quick response by email or phone.

Having said that, they do tend to cash flow a lot more... but that's if you get all your rent on time and you don't have repair after repair seeming to happen.I personally am trying out properties a notch better.

Their fees are very reasonable, their service is top notch and I do all my transactions with them via email or fax unless I just want to stop in and say hello.
