Most S8 tenants have a history of bad decisions and from all that, many have only learned how to game the system.We embrace S8 applicants, but screen them just like any other applicant.Many have an entitlement mentality and try to leverage their S8 voucher and pretend to be helpless:1) A percentage won't apply because they expect a landlord to waive application fees for them.2) Many cry broke and expect a landlord NOT to charge them a security deposit.3) Many of those same S8 tenants trying to avoid paying a security deposit, won't make an effort to call the list of nonprofits we send them that will pay their security deposit if they apply.4) A lot of them try to avoid paying for utilities.

I was also appreciative of Dave’s patience and exacting answers to any questions and was clear to me he has more than perfected his craft.The title company had a portal that collected all the documents and laid everything out in phases that I could log in at any time to see progress.As one who is extremely organized I felt I was in a safe space and knew any issues would be addressed.

I’ve seen landlords who handle this by requiring tenants to show commitment through actions like attending financial literacy programs before lease renewal, which could help mitigate some of the risks.PS: If you haven’t already, consider working with local organizations that offer financial literacy workshops for tenants as part of lease conditions.

Well, I do not know ANYTHING specific about the deal in question, the sponsors, or how the subject is organized, BUT as a syndicator/fund manager I will tell you the greatest risk faced by the limited partner/passive investor is NOT interest rate risk; NOT demographics risk; and not TECHNOLOGY risk; it is the risks that occur IF the sponsor’s interests are NOT aligned with the investors interests.
