I was initially very pleased to learn that all had been able to purchase multi family properties; I was not to pleased to learn that they all “wanted out”, but felt they were “upside” down and would have to take a loss.  

We have invested in mobile home and multi-family syndications, and we want to diversify into a different segment with good cash flow and some growth opportunities.

@Dhruv Patel I believe you are getting ahead of yourself....Where in the US are you all-in (land acquisition, soft costs, hard construction) on new construction multi-family for $100/ft.

Other notes: - Higher density multi family properties can be very hard to secure on the coast, but very profitable.

I’d like to start off by house hacking a multi-family unit. 

However, I believe multi family provides the best ROI and is the best way to scale.

You have to be up front about how the property is being used.Also, remember that umbrella insurance will not do anything for you if the underlying property or vehicle is not insured correctly.
