We started looking at coaching programs and some of these things just seem ridiculous at 20-40 grand, and some seem more like life coaching programs as opposed to real estate programs. we don't want to syndicate we really would just like to find someone that we can bounce deals / ideas off of and have them assist in underwriting and giving us a better sense of security that we are doing the right thing.

I’m also considering advising my tenant to look into Section 8 assistance, as it could help support their financial situation while allowing me to adjust the rent closer to market levels.

Any law that tries to do otherwise conflicts with sb13 and ab2533 (unless the unpermitted units was created post dates of protection by those laws).i agree he should get it permitted especially if close to the price quoted, but issues due to unpermitted units that are protected be sb13 and/or ab2533 present minimal risk and if it does happen get HCD to assist in any issues.

Good question to ask when screening a PM is if they are real estate investors themselves.If you want a PM to be proactive or knowledgeable on where/when to add value (asset management assistance), find one that is an investor.

I'd first take it up with the eviction court and ask for a monetary judgment at that time.

If you need assistance in flipping a property, or really any job an inexperienced person can do, I am very interested for any exposure I can get to real-estate investing.
