They are seeking monetary damages and an injunction. 

When you get the title report, during escrow, you review it and let the escrow/title company know which exceptions/items on Schedule B that you are objecting to (which usually buyers are just objecting to any monetary liens, and unpaid taxes), meaning you are saying they need to be cleared prior to close. 

What should his monetary gain become, if this would be for 3-4 year terms, has anyone been through this type of deal?

Since they did not willfully damage the property, we decided to give mercy and decline getting a monetary judgment against them. 

And, if something goes wrong with your financing and/or something happens at the property, the seller could claim that you damaged his property, failed to close, and make a monetary demand - or even charge you legally with trespass/more.

Again, IMO, if someone is an “advisor”, then their advice should be unbiased by monetary incentives.

Additionally, it can become problematic to evict a tenant for lease violations whom has paid in advance, since you have already accepted monetary consideration for that extended time period. 

A miscalculation of price or budget, or failure to secure a renter at the right time and price, can result in big monetary losses.
