It has 3 units, an additional dwelling unit in the garden level, and 2 garage parking spaces (which I've come to realize are quite valuable where the property is). 

.: Why does every company in the note servicing space have a website that looks like it was made in 1996?

For example, you could showcase the family-friendly amenities, outdoor spaces, and stylish interiors all at once, similar to the one shared here (this is a listing photo, so I would recommend you change the text to fit your guests).

And won’t parties involved see red flags waived by all this “out of space” subterfuge?

Seems like “Vegas” attracts the less than honest hustlers   I see it in the PML HML space you see brokers with NV address's but no NV mortgage lender license those are basically fake lenders full stop .. since its illegal to be located in Vegas and lend money with no state license at least on 1 to 4 units. could be they use NV LLC for the perceived privacy that state offers kind of like WY ?

I don't know anything about that space, but it sounds like a helluva grind and time-intensive venture.

The area is expanding rapidly and I could see this property really going up in value as there is a very limited amount of buildable space between the mountains and the ocean, so I see this as a great investment and I would love to keep it.

I think the short term effect on rents is virtually zero - illegal immigrants usually live multiple numbers to a home, rather than everyone having their own space like Americans - but longer term there may be some softness at the bottom levels of rentals. i would be more concerned about the lower economic job market than I would be about rental housing.
