Know the law, obey the law, treat people honestly and fairly.That will protect you far more than any LLC or insurance policy or attorney.these are great commandments to follow.. stuff can happen but so can a dual bird strike causing catastrophic engine failure and a landing in the HUDSON river.  

Barring earthquake, meteor strike, etc, I think Charleston is good for a few more years at the least.

We all have to strike a delicate balance between offering educational material and offering advice (which we cannot do). 

Hi @Leland James, congrats on striking out on your own.

I know on BP everyone hates property managers but I want to strike a good balance from looking out for my interests and the tenants.

If you are 25, I would say: find a career/calling that is rewarding enough that you don't dread doing it, do that and make some money, and strike a balance depending on how much pain you can endure.

The air quotes because I will continue to look and strike if a deal is right, just not setting any goals right now.
