S8 tenants often have less of a support system as family members might be in the same situation.

Lo and behold, many of said states will require the foreign entity to disclose owners/members and such, negating your desire for secrecy. 

I am very new to real estate, anyone have any advice on how to start networking?

How we purchased our property: Combination of Savings, Personal Loan with interest from a family member (4% interest) and a cash loan from Wells at about 8%.

I've done a lot of DTS marketing and found that almost all my leads were either tire kickers or if they actually wanted to sell, the property had so many entanglements (multiple family members involved, tons of debt on it, municipal liens, etc.) it wouldn't even be worth it.

Unfortunately, I see a growing trend of a lot of service members renting their homes at break even rates or at losses.

Sounds like they are dumping a bad 1031 property into a REIT and spreading the financial burden upon existing REIT members. 

And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.
