The cost is really expensive for QBO.

You could trim your expenses by eliminating property management - you can absolutely do this yourself on a 6-unit, even as a newbie.

I currently have a rental property and am looking at getting my real estate license and building a property management and property maintenance company to serve my investments and potentially others.  

I'm thinking of doing this myself and trying to determine what this is going to cost me.

Self managing should be easy, if not then that Realtor can probably help you with the rental side of it.
